Real Estate Fund Accounting and Tax
Partnership returns, investor K-1s, depreciation planning and lender-ready reporting for real estate funds and their sponsors.
Real estate funds combine property-level accounting with fund-level tax rules, and the two rarely live in the same system. NexusWorks helps sponsors keep property books, fund accounting and investor tax reporting connected, so distributions, capital accounts and K-1s all tell the same story.
Our services for real estate funds
We provide the same core services we offer every client, tailored to how real estate funds operate:
- Tax Filing & Compliance: Form 1065 returns for the fund and property entities, investor K-1s, and state composite or withholding filings.
- Tax Planning & Strategy: cost segregation and bonus depreciation planning, 1031 exchanges, the real property trade or business election, and sale or refinance modeling.
- Bookkeeping & Financial Management: property-level and fund-level books, distribution waterfalls and capital accounts that match the operating agreement.
- Fractional CFO Services: acquisition models, cash flow forecasts and lender and investor reporting.
- Audit & Assurance: reviewed financial statements and compilations for lenders and investors.
Acquisitions, refinances and exits
Most tax value in a real estate fund is decided at the transaction. We review purchase price allocations, plan for 1031 exchanges where a property sale is coming, and model how a refinance or sale flows through to each investor’s K-1 before it closes.
Funds and syndications we support
We work with first-time sponsors raising a single-property syndication through to multi-property funds with several layers of entities. If your properties are spread across states, we coordinate the state filings so investors are not surprised by returns they did not expect.
Real estate funds sit within our real estate and professional services work. Read our guide to cost segregation and bonus depreciation, or see how we support private equity funds and family offices.
